How long does a commercial renovation project typically take?
It depends on the scope. A straightforward fit-out can be finished in a matter of weeks, while a full design and build project with authority approvals takes longer. We give you a realistic timeline once we've seen the site and understood the brief.
How soon can renovation works start after we confirm the project?
After you confirm, we complete the detailed design, order materials and obtain the approvals needed before work starts on site. How long that takes depends on the scope and on whether the authorities or the landlord need to approve the works. We agree a schedule with you at the start.
Why is a renovation deposit required, and is it refundable?
The deposit reserves your project in our schedule and lets us start design, ordering and approvals before construction begins. Your project agreement sets out how the deposit is applied and when it's refundable, and you'll see it before you commit.
What is an NOA, and why do we need approval before starting work?
An NOA (Notice of Approval) is the authority's or landlord's confirmation that your renovation works can go ahead. It checks that the works meet building, fire safety and tenancy requirements. We prepare and submit it for you, and construction starts only after it's approved.
Do we need an SCDF submission for our renovation?
It depends on what the works involve. Renovations that affect fire safety systems or the layout may need a submission to the Singapore Civil Defence Force (SCDF). We check this early and handle the submission if one is needed.
What is included in Trattō Studio's Design & Build service?
Design development, authority and landlord submissions, construction and handover, all managed by Trattō Studio. The design intent is carried through from the first drawing to the finished space.
Are authority submission, landlord and professional fees included in the quotation?
Our quotation sets out what's included. Authority submission, landlord and professional fees vary between projects, so we list them separately where they apply.
What happens if we want to change the design or scope after confirmation?
We can accommodate changes. We work out how each change affects the timeline and cost, and agree it with you in writing before carrying it out, so the final bill holds no surprises.
What is a Variation Order (VO), and when will additional charges apply?
A Variation Order records a change to the confirmed scope of work, whether you asked for it or a site condition made it necessary, along with its cost and time impact. We agree each one with you before the extra work goes ahead, so you're never charged for work you haven't signed off.
What happens after the renovation is completed and handed over?
We walk through the finished space with you, fix any outstanding items and hand over the warranties and documents. You can still contact us afterwards if anything comes up.
